Lease Questions

Between 60 and 70 days prior to the expiration of your current lease agreement, Open Window will contact you regarding your lease. At that time, you will have the option to renew or end your lease agreement. Detailed instructions will be provided in your Lease Renewal Letter.

The conditions of your specific lease will determine if you are permitted to make physical changes to your unit (and to what extent). If you are not sure and you would like help finding out if you are allowed to make your desired changes, please contact us and we will be happy to help. 

Open Window handles all maintenance requests based on the nature and urgency of issues.  While some issues can be addressed relatively quickly by our in-house maintenance staff, other issues must be outsourced to vendors. We must work around time constraints and schedules of these vendors, which may delay the repair slightly. Open Window has a 24-hour emergency number that is available 365 days per year. Tenants are required to leave a message and will be contacted promptly by a member of our team.

All Open Window properties require a security deposit. Unless otherwise required due to credit, the security deposit is equal to one month’s rent. If you have been approved for a pet, an additional security deposit will likely be required. Please refer to your specific lease agreement for details about security and pet deposits.

If you are ending your tenancy with Open Window, you will be required to provide a written note (email is acceptable) ending your tenancy. A 60-day notice is required. Once your notice has been received, we will provide detailed instructions on the Open Window move-out policy.

You are obligated to pay rent through the end of the lease, including the last month. At the end of your tenancy, a thorough inspection will be conducted. If there are no noted damages to the unit, the landlord will return your security deposit with interest in accordance with your lease agreement.

All rent payments are due on the 1st of every month. Please refer to your lease agreement for details on the grace period based on your location.

Even if your roommate/other tenant is listed on the lease, you may be held liable for the full rent payment. All leaseholders noted on the lease agreement hold full responsibility for upholding lease requirements.

Application Questions

Each individual 18 years of age and older who will be residing in the property will be required to complete an application. All applicants must provide income verification documents, which include two most recent pay stubs (which includes year-to-date wages) and W2 from the previous year. A copy of the state-issued photo ID must be provided for all applicants. If there are any special circumstances that you feel are important to explain, provide a written statement accordingly.

Pets are considered on a case-by-case basis based on pet type and size. Please contact us for more information on pet acceptance prior to completing your application online.

For some properties, lawn care is included, but is the responsibility of the tenant if not. Please contact us to find out if the property you are interested in includes lawn service.

No, we are not able to accept documents generated from other sources. We want to see the most recent information available. The reporting service we use provides a full report of credit, criminal, and eviction issues.

We understand that there may be past issues that may negatively affect your credit, and we assure you that all applications are reviewed and considered. In situations of this nature, we highly recommend that you include a written statement that explains your bankruptcy.

No, each adult 18 and over who will be residing in the unit is required to complete and pass the rental application process.

We will accept any state-issued photo ID. Passports are also accepted.

Co-signers are welcome if they qualify and if the applicant’s reason for not qualifying is due to a lack of credit or lack of rental history, not because the applicant’s credit is bad. All co-signers are subject to same rental qualifications as applicants.

Qualifications for Open Window Applicants

  • All applicants must have at least a minimum credit score of 600.
  • No collections, judgments, liens, foreclosure or short sale should be reflected on credit report. Medical collections and student loans may be excluded.
  • Applicants must provide verifiable source(s) of combined annual income equal to 40 times the monthly rent amount.
  • Applicants must provide verifiable source(s) of income for the 12-month period preceding this application.
  • Self-employed applicants must provide previous year’s tax return.
  • Applicants must have verifiable rental history in satisfactory standing. This includes: timely rent payments, proper notice to vacate, no complaints of disturbances, no damages to unit, etc.
  • Applicant records should not contain:
    • Any evictions within the last 10 years.
    • Felony criminal convictions in the last 10 years.
    • Convictions within the last 10 years for crimes relating to violence, property theft, sexual offenses, crimes against minors or any type of crime that would threaten the peaceful living enjoyment of residential premises.
    • Convictions for the possession, distribution, or manufacturing of drugs in the last 10 years. At the homeowner’s discretion, pets may or may not be accepted. If you have a pet, please call the listing agent or the property manager before submitting your application.
